An ARTvertisement from the LoftNinja

I spoke to the LoftNinja yesterday.  He's been traveling a little bit..."clearing his mind of real estate whoas," he said.  Nevertheless, he's apparently headed back this way and will (as always) be enthusiastic about helping all of you artists out there who are feeling the effects of a retarded real estate market.

He did mention that he's managed to help a few of you guys out while away, somehow...  I guess that's just how ninjas do it.  Look him up if you need a not-so-brokerish agent type, with experience, ripe. He puts the "i" in realty.

By the way In other news, both the LoftNinja and I (justiNYC) received a warm slice of press today from our mutual blog buddy, Frances Flynn Thorsen- the newest (and greatest!) managing editor over at RealTown blog.   On behalf of myself and the Ninja,I'd just like to say thanks and that  we sure appreciate  the ways you appreciate us.   Hope to run into you soon Fran...we have loads of art (and real-i-ty) to discuss.

Pleasing the Beverly Hillbillies on Roebling and a Field guide to Williamsburg

So, Williamsburg made it into Gawker yesterday- they published a "field guide!"  For the most part, its pretty accurate.I suppose this means the Burg has finally arrived.  Brownstoner linked it up, along side a few listings from my buddy LoftNinja.

Meanwhile, over at Gowanus Lounge, there's a bit of talk today about the "Roebling Oil Field" at 223 N. 11th Street.  Forget black gold and texas tea, its a bonified slick fest over there!  The Beverly Hillbillies could certainly be a gang of potential buyers, if someone tracked them down....

Deal with Real Estate Stress: Make a Ninja Star and Throw it at your Broker

Base4space, NYC's newest real estate search engine launches (with major tweaks)


Base4space, NYC's newest  real estate search engine launched relaunched this week  with some major improvements including a better registration system, many more options regarding property details, RSS feeds and more.  justiNYC spoke to the LoftNinja about it and here's what he had to say:

The greatest thing about Base4space is the amount of flexibility that the user has with his/her posting.  For those agents who like to express themselves and tell the space hunter a little about who they are working with, this tool is great!  Over the past 2 yrs, agents have begun to show that they can be a little more tech savvy with a little instruction, so the use of HTML and slideshows for property photos has become more and more popular.  As yet another alternative to Craigslist, base4space gets rid of a lot of the hassles that make CL hard to stand by.  By allowing agents to  show their creativity, Base is bound to be one of the top choices for real estate search engines in NYC once all the bugs are exterminated and the tools unfold.  Its kind of like NYC as a whole...evolving into something that seems to be moving towards something we can all contribute to and grow with.

Yesterday, Lifehacker rolled out a nice action packed post for apartment hunters.  Check that out too.  And if you are an agent looking to begin adding a little more flare to your ads- or maybe even start a blog- check out the Real Estate Blog Pro blog.  The author of that blog, Pro (another close friend), you will see really isn't a Pro at all.  He is working to become more of a Pro while teaching other agents what he learns....real estate agents learning to learn and create together.....isn't that sweet!

The LoftNinja came up with another pretty cool idea today.  ..well two ideas.
The first: A Flickr photopool geared exclusively for NYC Commercial property for lease that i will leave open for  any real estate person (in the 5boroughs) to post in. The reason for this being a good idea may not be immediately apparent- and this is because it will only become something that other brokers will actually do when you actually do what the second idea requires.
The second: go into your Flickr photostream and find the link on the right side of the page that lets you create a badge. In step 3, select the option for 'groups' and in the 'tags' field put a term unique to your photos. For example, LoftNinja uses loftninja as a tag, therefore only those particular spaces unique to him will appear when you place the HTML code that follows in a blog post or sidebar. Create your own badge and put it whereever you like...with your own tags.  Co-brokering is not required to add to this pool, nevertheless i imagine it'd be nice if we could help each other out every now and again. Its a very simple, free way to put yourself out there. 



I could just keep stuff like this to myself, but what would be fun (let alone, progressive) about that?  Be creative...and share.                                                                                  kill the shade

The Gawker Stalker is just what NYC needs

Today on Gothamist, we got a glimpse of the new Gawker Celebrity mapping thingy- the "Gawker Stalker".  This is just what people of NYC need- encouragement to be even more obsessed with people they will never eat with.  The DailyNews had an article about how Gawker is "putting celeb stalking on the map"-crap.  An even better idea would be to let everyone have their own map so that they can map themselves.  justiNYC requests that someone help him create a new map mashup of "Good Deeds."  I wonder how fast that map would fill up with locations.  Hmmm

Greenpoint Commercial Space(s) from the LoftNinja

 

  The LoftNinja asked if justiNYC would mind spreading the word regarding these new commercial loft spaces that he has for rent in Greenpoint.  Of course, that will not be a problem.  He has up to 10, 000sf in a prime greenpoint location for just $1/sf per month ($12 sf annually).  There are infinite possibilities to the ideas that can come alive in these spaces.  Here's what the Ninja had to say:

"Bring your office or your studio- your art or your class.  You'll have freight elevator and plenty of room to stretch your mental legs.  The landlord will divide to suit needs, but you should hurry because space like this bleeds"

Give him a call if you are interested.  justiNYC is certainly interested in what will become of these terrific spaces.

Woo Hoo the Southern Bronx!!

The South Bronx, some say, is improving.  The New York Times certainly thinks so. "An improving Bronx has been attracting builders for several years for a simple economic reason."  The reasons have something to do with dirt cheap development land. Many are talking about moving to the Bronx from Brooklyn.  They think that the re-zoning will spawn another "Williamsburg."  I just don't see it happening as long as its the Brooklyn property owners and management companies that are being asked for advise. A little over a year back, LoftNinja set out to study the South Bronx and perhaps work on renting some property for a few owners that he knows up there  (as you may see in the archive of this ugly blog).  After having 3 spaces rented in one night, the owner instantly decided to jack the rent up another $400-600 per space.  When asked as to why such ridiculous decisions were made, his only explanation was that he's been talking to the owners of the ClockTower (who happen to be Brooklyn-based landlords).  Enough said.

A Craigslist Audio posting from the LOFTNINJA

Here is yet another new creative tactic created by the LoftNinja for real estate artvertising...this time, for Craigslist.  He came to me this morning and said this:

"Man, in the past i've created tools and tactics that others have never used before and never said anything public about them for fear that someone else might catch on and mass produce the idea.  In the end, others just steal my ideas anyway, so if you don't mind, justiNYC, I'd love it if you could just tell everybody whats up!  Let them know that the Ninja was the first."

The LoftNinja has done some research and it looks like there isn't any other agent out there that has used an audiopost as of yet.  So here it is...

Real estate listings land on cell phones (again..but in a new way)

So apparently there has been a little movement on the mobile real estate technology front.  According to Inman News, there's a new company that has just introduced a "new tool, called SMS/MLS (SMS is an acronym for "short messaging service," or text messaging), allows buyers to search for homes by address, neighborhood, MLS number or a company-created code assigned to a property."  Its called CellSigns and it is quite clever, but is it a "new" idea?

Come on...we all know that this isn't the first instance of real estate listings being sent to cell phones, as

QWASI representative explained to Inman News. "We have created the only real estate text messaging search tools available anywhere. These new tools put the Realtor and the real estate industry at the forefront."

Anybody keeping up with the times knows that this is just something extra added to a tactic that the LOFTNINJA essentially created (see Urbanfoto) listings-to-mobile phone early last year when he basically rigged his blog's RSS feed in such a way that NYC space seekers could subscribe with their email and/or text mail address. At the time, no such tactic had ever been used (in real estate or any other field).  In fact, it was on a social networking site, Tribe.net, that justiNYC asked the pros and public if there had ever been a way to hook a blog up to RSS.  After a week or so of confusion, a pretty well know developer/blogger coughed up a tool that seems to have been inspired by the question...voila! Rmail.  When LoftNinja  first started doing this with Ninjalistings (now called Ninjalist), the seriously spaceless in NYC finally had something to work with...for the very first time ever, real estate listings came to you.  If someone was interested in a particular type of space not listed on the blog, they just subscribed (for free) and everytime a new listing/post was published-BOOM- phone calls. Unlike new versions of this idea, this type of tool was created out of a need to adapt to both a changing market and to the fact that LoftNinja's company at the time had no website.  Today, convenience isn't as free.  In fact, it wasn't two weeks before Corcoran began to copy and mass produce this idea in their own advertising.  There's money to be made in them there hills!!!

The point here is this:  Artists are the first (in most cases) to create that which the capitalist takes for granted and expands upon, having (in many cases) never credited those that came first.  Such is the case with money and real estate and and and....i know! and i can hear many now saying "Oh Whaaa...cry me a river...thats life. Get over it!"  To those that would say this aI ask one simple question: "Have you ever created anything out of thin air?  Is there anything that you can actually say that is your invention, having originated in your mind and driven by your vision of a better something, anywhere?"  More often than not, the type of person that would accept a comment such as "Thats life" as a satisfactory truth and consolation is just the type that has allowed their life to become a shadow of other peoples' lives- merely a collage of convenience. So the question remains: Do we create tools such as these to help other people out or are we merely ready to rake in the dough that can be generated off of a product (rooted in ideas that have been borrowed and not returned) rapidly distributed as something "New"?  In LoftNinja's case, the tool became the product of an honest approach to real estate that, lets face it, is seriously lacking in NYC.  He wanted to find a way to help people feel a little more comfortable about their need for space by becoming a little more familiar with the agent they choose to help them. He gave them tools that might make finding a home a little easier- not because he thought he might ultimately become rich, but because he slept better at night, knowing that other are pleased with having turned to him for advise. In other cases with similar tools, it is hard to find where this element is present.  Most real estate agents just wanna make money- never caring about whether someone might have paid them to steer their direction towards hazardous situations.  An artist will care about the color of paint that gets used because he knows that it will effect the entire work. An artist will bring color to a grey neighborhood along with life, community and services, only to be the first forced out when these amenities become fashionable and inspire the rents to go up and the creativity to go down.  Much like listings-to-phone ideas, this is nothing new.  But in the same way that true art deserves recognition, the agent of change must seek to understand his place in time.  Only then will he truly be helping other people out.  Only then will the product of his action be something "new."
